Our Units

JUNJONG UNIT - 1 unit
3 comfortable rooms to accommodate single traveller, couples, families and small groups.  Every rooms have private balcony facing the Junjongan River.  Ensuite shower room, TV and DVD player, spare single mattress for 3rd person staying.


Aida Room - Ideal for honey mooners or couples.

 

Sufi Room - Centrally located is perfect for couples staying in Aida Room with children in Sufi Room.

Wadi Room - Privately located at the far end of the B & B for single traveller, also for couples.

SULAP UNIT- 2 units

2-bedroom self contained cabin suitable for group of 4. Consist of 1 queen size bedroom and 1 double bunk bed, bathroom, kitchen and living room.

Rates

JUNJONG UNIT
Rental base on per room per night for 2 person.
B$80 including breakfast for 2 person. Can accomodate up to 3 person per room.

 SULAP UNIT
Rental base on per unit per night for 4 person.
B$130 including breakfast for 4 person.  Can accomodate up to 5 people per unit.


Other charges:
* Additional $20 per extra person per night.
* No additional charge for guest under 5 years of age for maximum of 2 per room for Junjong or 1 per unit for Sulap.

Policy

• Reservation: A 50% deposit, or the cost of one night's stay, whichever is greater, will hold your reservation with the balance due upon arrival.
• Cancellation: If a written cancellation is made prior to 14 days of the arrival date, there will be a full refund. If cancellation is made within 14 days of arrival, but more than 48 hours, the guest is responsible for the deposit. Within 48 hours, the guest is responsible for the full amount unless the room can be re-rented.
• Payment: Wire transfer, ATM deposit or cash
• Walk-In guest: Depending on room availability and full payment due upon arrival. Accepted until 6:00 p.m only.
• Check-in: 3:00 p.m. Check out: 12 noon. Depending on room availability, we will consider late check out with minimum charge.
• Safety: Your safety is our priority. Observe safety signage and comply at all times.
• Breakfast time: Serving between 7:30am - 9:30am. Order and special diet request to be made during check in.
• Smoking: For the convenience of other guests we do not allow smoking inside the building and bedrooms. Smoking is allowed outdoors designated area where ash trays are provided. Upon landlord's discretion, charges may be applied if cigarette odour is found.
• Children: We accept children of all ages, however parents or guardians must supervise minors at all times. Please be courteous and understand that some of our guests are seeking respite from all their stresses, including work, home and children.
• Extra person: our rooms will accommodate 1 or two extra people. There is an additional fee of $20 per extra person per night. Extra guests under 5 years of age will not be charged for maixmum of 2 children per room.
• Pets: We do not allow pets.
• Alcohol: Alcohol is not to be consumed within the vicinity of Junjong B&B.
• Illegal activities: Landlord has rights to stop and report to authorities any suspicious activities.
• Visitors: Non-residents are not permitted to enter without permission by Landlord. No visitors after 10:30pm.
• Facilites: Charges will apply if use of facilities by non-residents.
• Personnel Access: For Junjong Unit, renting is for room only. Landlord and authorised personnel have rights to enter common facility anytime
• Party & gathering: If use of accomodation includes party and gathering, all rooms in Junjong Unit and Sulap Units will be required to be rented.  Permission by Landlord is required.

Activities

Nature watching:
Don't miss them while you're here.  Just walk along the river side, they can easily be stumbled upon or passing by. Bring those cameras or binoculars for a better close up.  Birds like hornbills, proboscis, monitor lizards are to name some of them.

Hiking at bukit Kota Kg Limau Manis:

Experience an unspoiled forest tracking and hill climbing expedition. 5 mins away from Junjong B&B by car. Transport is self arranged. Trip includes tour guide. No limit in number of people. Total duration 3hrs. B$90 per trip per group. 2 days advance booking is required.

River cruise to Kampong Ayer/Bandar Seri Begawan:

Enjoy the unique historical sights, flora and fauna sight seeing along the Junjongan river leading to Brunei river. Experience the life of water village up close and personal. Drop at the Yayasan for shopping spree or self-touring and cruise back to Junjong B&B. Trip includes tour guide. Total duration 4hrs. 2 days advance booking is required. Rates per return trip:

Cycling or walking:

Want know what the villagers do during the day. Just walk or cycle in the village from end to end. It is advisable to do this activity during daytime only. We provide bicycle rentals at B$5 per unit per usage.






Swimming or just chilling:

Open at any time of the day. Swimming pool is free for Junjong B&B guests only. For non residence, permission by landlord is required and B$2 per head will be charged.






Fishing:

Open at any time of the day and only for Junjong B&B guests. Fishing gears are not provided. No charges.







Barbeque:
Facility is provided for Junjong B&B guests at B$10 per usage. Inclusive of charcoal and utensils.

Frequently Asked Questions

What is a bed and breakfast?
A bed and breakfast is a small lodging establishment that offers overnight accommodation and breakfast, but usually does not offer other meals. Typically, bed and breakfasts are private homes with fewer than 10 bedrooms available for commercial use.

If I just want a quotation, what do I need to do?
You either email us at junjongbnb@yahoo.com by stating number of rooms and number of people staying with their ages, OR fill in the reservation form and we will reply to you not more than 48hrs.

 Why do I need to pay deposit of cost of 1 night stay?
This is to ensure that reservation can be confirmed and secured for the number of rooms or cabins.

If I have not paid deposit at the given time, what will happen?
We will not secure your reservation and will be open for others for bookings at any time after the due date.

How do I reserve room or cabin?
To make reservation, you must first check room availability or cabin availability. Once you confirm rooms or cabins are available, you can straight away make reservation.

Why does it take 2 days for your confirmation?
Because we only have few bedrooms and cabins, we must ensure that earlier reservations have either been confirmed or cancelled.

What does the numbers mean in your availability calendar?
‘0’ means no room or cabin is available. '1' or ‘2’ or ‘3’ means 1 or 2 or 3 rooms or cabins are available.

Is it possible if I book all the rooms and cabins?
It is possible to book all the rooms and cabins, but you must first check availability for all the rooms and cabins.

Can I invite visitors?
Yes.  Visitors are only allowed until 10:30pm. If visitors are leaving beyond 10:30pm, they will be considered staying and per head charge will apply. Consent by landlord is required prior having visitors.

Can I have a small party/gathering while staying there?
Initial consideration is only if rentals are for all rooms and cabins altogether. Permission will be treated case by case due to safety aspects. Guests will need to mention this intention during making reservation.

If I have visitors and they would like to use the swimming pool, will they be charged?
Yes.  Charge B$2 per head will apply.  Please refer activities

If I choose not to pay cash, what other options do I have for deposit payment?
We will provide account number to credit to our bank account with payment options below:
1) at HSBC counter; OR
2) at HSBC ATM deposit machine; OR
3) HSBC internet bank transfer

What time is the earliest and latest I can check in?
The earliest check in time is 3pm. Earlier check in will be not be accepted.
The latest check in time is 6pm. Later check in will be considered no show unless specified earlier.

What time is the latest I can check out?
The latest check out time is 12pm. Later check out can be requested but depending on rooms/cabins availability.

What kind of breakfast do you serve?
We have choice of American Breakfast and Local Breakfast. We will consider other diets but must be specified during making reservation.
